Berdenesh Hills: NOA’s Contemporary Citadel on Albania’s Southern Coast

Berdenesh Hills is a visionary residential and hospitality development by NOA, located along Albania’s scenic southern Mediterranean coastline in Saranda.

Inspired by the region’s layered architectural history and hillside fortifications, the design reinterprets a contemporary citadel through terraced buildings that step with the terrain and open toward sweeping sea views.

A central piazza forms the social heart of the community, while private terraces extend living spaces toward the horizon. Facades in warm, earthy tones and a layout that respects both landscape and local context define the project’s architectural character.

With preliminary approval completed, construction is planned to begin in 2026, positioning Berdenesh Hills as a notable example of modern Mediterranean coastal architecture.
