The Mukaab: Saudi Arabia’s Landmark in the Making


1. What is the Mukaab?


Definition & Context

The Mukaab (Arabic for “cube”) is a monumental cube-shaped skyscraper under construction in Riyadh, Saudi Arabia. It's the centerpiece of the larger New Murabba development. 


Size & Scale


  • It measures 400 metres in height, width, and length. 


  • Upon completion, it will hold roughly 2 million square metres of floor space. 


  • It aims to become the world’s largest building by volume. 


2. Location & Urban Integration


  • The Mukaab is located in the al-Qirawan district, in north-western Riyadh, at the intersection of King Salman Road and King Khalid Road, inside New Murabba. 


  • The New Murabba development spans approximately 19 square kilometres. 


  • The plan is for New Murabba to be a modern downtown hub offering living, working, leisure and entertainment — with the objective that many daily necessities are within a 15-minute walk, and connected via internal transportation.


3. Purpose & Function


Mixed-use features:

The Mukaab will contain residential units, hotel rooms, retail, cultural and tourist attractions, offices, recreation facilities. 


Experiential architecture:

Inside the cube, there will be immersive digital and virtual technologies — including a spiraling tower on a spiral base, an enveloping atrium or dome, holographic displays, etc., designed to deliver not only functional spaces but dramatic sensory experiences. 


Architectural style:

The design draws inspiration from Najdi architecture (a traditional style from central Saudi Arabia) for its exterior cladding and visual identity. 


4. Economic, Social & Urban Impacts


Vision 2030 alignment:

The project forms part of Saudi Arabia’s broader Vision 2030 strategy to diversify its economy away from oil dependency, promote real estate, tourism, culture, innovation and global competitiveness. 


Scale of development in New Murabba:


  • Over 104,000 residential units planned. 


  • About 9,000 hotel rooms. 


  • Retail space nearing 980,000 m², office space about 1.4 million m². 


  • Large areas for leisure, community facilities. Green spaces, walking/cycling paths are integral. 


Job creation & GDP impact:

The project is expected to generate many direct and indirect jobs and significantly boost non-oil economic output. 


5. Construction, Management & Timeline


Project management: Turner Arabia (a subsidiary of US-based Turner) has been contracted to provide project management consultancy services. 


Procurement & contracting: The New Murabba Development Company (NMDC) has been issuing prequalification notices and inviting consortiums of contractors and design firms globally to participate. 


Progress:

Excavation & site preparation are advanced. Eg: ~86 % of the excavation phase for the Mukaab and surrounding podium areas completed (moving over 10 million cubic meters of earth) as of recent reports. 


Completion date: Planned for 2030. 


6. Challenges & Criticisms (Potential Risks)


  • Engineering & structural complexity: Building a perfectly cube-shaped megastructure at 400 m each side, with internal towers and immersive media infrastructure, will require advanced engineering, seismic, material and cooling solutions.


  • Cost & financing: Scale is huge, scenario demands heavy investment and risk management; operating costs (energy, climate control, maintenance) will be substantial.


  • Sustainability considerations: Ensuring that green spaces, walkability, energy efficiency, water usage, etc., keep in line with environment and climate goals will be essential; otherwise, risk of being an environmental burden.


  • Cultural/institutional response: With projects this visible there are always debates about architectural identity, cultural sensitivity (especially given religious symbolism in cube form), social inclusion, displacement, labor practices etc.


7. Why It Matters


Symbolic & iconic architecture: The Mukaab is meant to be a new landmark for Riyadh, identifiable globally — a signature for Saudi Arabia’s modern urban identity.
