Overview
Zaha Hadid Architects (ZHA), in partnership with Dubai-based developer Damac International, achieved a significant milestone for The Delmore, a forthcoming ultra-luxury condominium at 8777 Collins Avenue, Surfside, Florida, the actual site of the tragic Champlain Towers South collapse in 2021 .
Foundation Permit Secured
On August 19, 2025, it was confirmed that The Delmore has secured the foundation permit, allowing the project to move into piling works and deep-soil preparation . An earlier report corroborated that Surfside authorities issued the permit on August 3, 2025, marking the official transition from groundwork to structural development .
Engineering and Construction Details
The development employs deep-soil mixing (DSM), an engineering technique ideal for coastal conditions. Keller North America is executing the work, which has progressed to over 30% completion, and is expected to finish by this fall .
DSM notably minimizes ground vibrations and protects the water table, ensuring long-term structural integrity—an especially critical concern on this sensitive site .
Project Highlights
The Delmore is a 12-story building featuring 37 fully furnished residences, each priced from $15 million, with an average around $40 million .
Residences span over 7,000 square feet, with penthouses reaching 10,000 square feet .
The design emphasizes sculptural curves; staggered, wraparound balconies; shell-shaped fins; and a dramatic 75-foot glass–bottomed pool suspended 125 feet above the ground a first in Miami .
Interior and amenity offerings are lavish: over 55,000 square feet of shared spaces that include a rooftop deck, fitness center, spa, indoor pool, meditation garden, and even a Michelin-starred dining venue reserved exclusively for residents .
Sales are being handled exclusively by Douglas Elliman, with a dedicated off-site gallery in Miami Beach .
Context & Legacy
Damac purchased the 1.8-acre parcel for $120 million in May/2022 .
This is ZHA’s second Miami project, following the completion of the dramatic One Thousand Museum tower in 2019 .
The project is scheduled for completion in 2029 .
Separately, a memorial honoring the 98 lives lost in the Champlain Towers South collapse has received final approval and is planned near The Delmore—on 88th Street and Collins Avenue .
Final Thoughts
The issuance of the foundation permit marks a pivotal progression for The Delmore transforming the former site of a tragic loss into a symbol of architectural ambition and luxury. With advanced engineering, sculptural design, and ultra-premium amenities, ZHA and Damac are setting a new bar for coastal residential development. However, the emotional and memorialled history of the site remains deeply intertwined with the project’s continued evolution.
